About Koozi Management, LLC
Michael and Melanie are the husband and wife team behind Koozi Management, LLC. As parents to three awesome kids, they often found their work-life balance uneven, and thus sought something new and fresh, where time freedom and money freedom could be maximized, so they could be better present for their kids, friends, and family. Towards this goal, Michael and Melanie dipped their toes into the Short Term Rental market as hosts and found immediate success. Intrigued with their newfound freedom, and uniquely skilled for success in the Short Term Rental market, Michael and Melanie decided to found Koozi Management, LLC to help others realize similar goals. The very name “Koozi”, comes from their youngest daughter, Talie, who nicknamed Michael and Melanie’s first AirBnB property “The Koozi”. They have no idea how Talie came up with this (maybe she meant “cozi”?), but the nickname has survived the test of time and is now a fond nickname that Michael and Melanie often use themselves when describing their Short Term Rental properties.
Melanie
Extremely well-organized and detail-oriented, Melanie is the primary Managing Member of Koozi Management, LLC. Prior to founding this new venture, Melanie’s experience included various positions in hospitality and management, including, the food and beverage industry, Front Desk Guest Relations for a large hotel, management of a medical practice, and finally management of a portfolio of several Short-Term Rental properties. As a Super Host herself, Melanie comprehensively understands all of the needs behind making a Short-Term Rental property successful and is the real driver of Koozi Management’s day-in and day-out success. A talented and creative interior designer, Melanie has a knack for transforming dull, lifeless spaces into spaces where good energy and laughter abound.
Michael
Michael is the co-Managing Member of Koozi Management, LLC, and is often the behind-the-scenes person assisting with various aspects of the daily business and operations. Uniquely experienced in the short-term rental field, Michael began his hospitality career as the night manager on duty for a 400-room hotel in Nashville, TN. Here he gained valuable experience in the fields of guest relations, problem-solving, maintenance resolution, and booking and revenue maximization. Thereafter, Michael applied to and was accepted at the University of Florida, Levin College of Law, where he graduated in 2013. After law school, Michael opened his own successful law practice with a primary focus on real estate and complex contract negotiations. Given this background, and Michael’s own experiences as a Short Term Rental co-host, Michael provides a wealth of knowledge related to the hospitality industry, real estate, and Short Term Rentals, and is a valuable resource that helps to drive Koozi Management’s success.

How does Koozi get paid?
Our pricing is built around simplicity and transparency. We don’t charge any upfront fee or monthly fee. We only charge 20% of every dollar booked.
If you don’t make money, we don’t make money!
How long until I start earning?
We will get you up and running as quickly as possible. Your listing will normally go live approximately one week from the date of the onboarding meeting.
It’s very important that you get in touch as soon as you know the first availability date of the property so that we can get you live and start accepting advance bookings.
How much will my property rent for?
Every property is different, but we’ll work with you to will maximize your returns in line with your financial goals. Our team will consult with you at the onboarding meeting to establish what your financial goals are. We will apply a pricing strategy that best matches this.
If your property is new to Airbnb or Vrbo and you do not yet have guest reviews, we will list the property at a lower rate for a short period to encourage some early bookings. This is because we know from experience that properties with guest reviews get more bookings and can realize their full value; the initial discount period aims to get your property into that category quickly.
Are there any other costs to consider?
We’ve built a transparent payment structure so that you can keep track of every spend:
Cleaning Fee:
Guests make payments for this, and you will see the money coming in and out of your account so it’s important to note. We set the cleaning fee according to how many bedrooms you have, and whether additional beds like sofa beds have been used. Since the guests cover this, there is no cost to hosts for cleaning after bookings apart from the share of Koozi’s management fee, which accounts for the cost of coordinating the cleaners.
Replenishments:
We will restock your home with toiletries and cleaning products when supplies run low. We will add the cost of each item to your invoice. Hosts can also choose to restock themselves if they prefer.
Home Maintenance:
The host is required to pay for any house maintenance that may come up.
